Camden Apartments Addendum
1. Camden Apartments has upgraded many features
in the complex to make it a more comfortable place to live.
Please be patient as we may continue to make small changes
throughout the interior of the complex. We hope that you
enjoy our complex, and treat it as your own home. If you
happen to spill something on the couches or carpet, please do not
hesitate to let us know. We have special cleaning supplies
that can get the stain out before it is permanently set
in.
2. Office Hours: 10:00am-5:00pm
Monday-Friday. These are the hours that the on-site managers
take care of any business, including phone calls, making payments,
questions, etc.
3. Curfew & Clean checks: Curfew is 1:00 am on
Fridays and 12:00 am Saturday through Thursday. There should
always be at least three people in an apartment being visited by a
member of the opposite sex. If there are male visitors in the
apartments the blinds need to be open. Visiting hours for the
opposite sex extend from 12 noon until curfew (includes family
members, fathers, brothers, cousins). Guys are not allowed
past the door leading to the hallway. The on-site Resident
Assistants will conduct clean checks each week. After three failed
clean checks, the apartment will be charged a cleaning fee listed
below. Clean checks ensure the cleanliness & peace that each of
our tenants deserve. Quiet hours are from 10pm-8am everyday and all
day on Sunday.
4. Apartment Facilities: You may reserve
the lounge on the white board located in the lounge. The lounge is
free for our residents to use as long as the responsibility is
taken to clean up after each use, as well as respecting the
furniture & appliances provided. Only those individuals who
live at Camden are permitted to use these facilities,
although friends and visitors can join you in your
activities.
5. Parking: We have parking for our
residents next to each building of our complex. One free
parking sticker will be handed out to those tenants that have a
vehicle. Do not park on the yellow marked area and in the
manager’s spaces. A towing company will tow you if you are in
those reserved spaces. If booting becomes necessary,
understand that booting is between the booting company and the
owner of the vehicle. Managers, nor owners are not in any way
responsible if you or a visitor gets towed or booted. Do not park
your bikes on the side walks or on the grass. They will be
moved by the maintenance crew, (whether locked or not) in order to
keep up the lawn and walkways.
6. Internet: Internet service comes as a
free amenity in the complex. Because having a reliable internet
service is one of our priorities, we upgraded to a better service.
There are rare occasions where an outage might occur, so please be
patient as we will do everything in our reach to fix the problem.
We realize the importance of internet use for students, but please
remember that we are responsible for providing the internet
service, not individual computer service. If you are having
problems getting online from your computer, you will need to call a
computer technician and not depend on the managers or complex for
this. Each bedroom has an ethernet hookup. You can purchase
ethernet cords from the office for $15.00. (We do not rent them
out.) The cords sold in the office are extra long, so you can wire
it around the room, if needed, depending on where you decide to put
your computer. Do not string a cord across your bedroom floor, as
people tend to trip over them, causing the wall jacks to break from
the cord being pulled. Individual wireless routers are not
permitted. There is a $50 fee, plus any extra maintenance fees,
that will be billed to the individual using one.
7. Repairs: Maintenance requests are now taken
online electronically. Go to www.camdenapts.com on the Resident
Portal submit a request. Only contact the managers regarding
maintenance if it is an emergency. Our maintenance crew will take
care of the problem as soon as possible, according to the severity
of the issue.
8. Charges & Tenant Responsibilities:
It is the responsibility of each apartment to replace any burnt out
light bulbs. Anything in the apartment that breaks due to
misuse will be billed to the tenants. This includes broken
light fixtures, broken furniture, holes in walls, etc. Please
do not move ANY furniture out of the apartments, even
temporarily. Burning candles is NOT allowed. Candle
warmers are okay if there is somebody supervising. Please do
not pin anything to the ceiling. Do not flush feminine hygiene
products, paper towels, q-tips, excessive toilet paper, etc. down
the toilets. Do not use sharp objects to defrost the
refrigerator. Simply set a bowl of hot water in the freezer, and
wait 30 minutes. The ice will fall off on its own. Do not put
any garbage on the walkways or outside your door. If the dumpster
is full, put the bags behind the dumpster. There is a $20 charge
for placing garbage infront of the dumpsters. (The City will not
pick it up.)
9. Payments: The deposit and first payment
are due with a signed contract. Each payment thereafter is due on
the first of each following month. Overdue payments are
subject to a $3 late fee per day and must be paid with your
rent. There will be a $25 fee on all bank returned
checks.
10. Check Out: Check-out procedures are to
be properly completed in order to receive a full deposit refund,
whether or not you are staying for the following semester. Each
roommate must sign up for a job and participate in cleaning.
If a tenant does not participate their deposit will be
withheld. Keys are to be returned in an envelop with your
Check-out Form. (Forms are provided by the managers). White Glove
Inspections will not be held until after the last day of the
contract. Each resident is to be checked out of their
apartments by 5:00 p.m. on the last day of the contract. Any
additional cleaning done after you are moved out will result in the
following white glove charges.

11. At Camden Apartments, it is our priority to to provide a safe,
enjoyable experience to all of our residents. We expect each girl
to be respectful to room mates and other residents as others may be
resting or studying. It is their responsibility to let the
managers know of any violations going on that they are aware of.
ie.animals in the apartments, violations to the honor code, misuse
of furniture. etc. Tenants are also liable for the actions of
any visitors while visitng our complex.
